The Graham Building

Constructed in 1985, the Graham building is a Class A 240,594 SF high rise located in Center City’s commercial district. The building accommodates small to medium sized firms to occupy high quality office space.

The building owner, Grasso Holdings, leveraged PECO incentives, PJM Energy Efficiency Rebates, and the 179D tax federal tax deduction for a lighting, controls, and HVAC renovation.  The scope of work included installing new LED T8 lamps, retro-commissioning of the HVAC & energy management systems, introducing free cooling to an existing fresh air chase, and new drives on exiting pumps and fans.  The value of the incentives & rebates totaled over $185,000 and the tax deduction was ~ $450,00 against a total project cost of $622,000 and $208,000 in annual energy savings yielding a simple payback of less than 2 years along with extra maintenance savings.

Public Storage

This building was originally a 100-year-old, block-long cold storage building in the Power House Arts District of downtown Jersey City. The building has been renovated by Public Storage and it is the company’s largest storage facility in the United States.

The NJ Pay for Performance Program was utilized to maximize energy savings and incentives for a major renovation of an abandoned Hurricane Sandy damaged building in Jersey City. The NJ BPU approved the Energy Reduction Plan and reserved over $550,000 in incentives for this project.  The facility is a state of the art self-storage facility with VRF and reduced ventilation using Dynamic Air Quality air cleaners.

The Hopkinson House

Completed in 1963, the Hopkinson House is a 33-story, high-rise condominium located in the historic Society Hill neighborhood of Philadelphia. This building was awarded the Silver Medal Award by the Philadelphia Chapter of the American Institute of Architects. The buildings provides studio, one, two and three-bedroom residences.

This building earned an Energy Star Certification with a perfect score in 2017 of 100/100.  This is the first perfect score Square K Energy Solutions has certified.  CAMCO Management Company implemented energy savings projects to lower the condominium owner’s energy consumption and costs.  Energy Star Certification has shown to increase property value by lowering operating costs.

Hotel Monaco

Originally built in 1907, Hotel Monaco is a boutique hotel located in Old City. The building features 268 guest rooms, 13,000 SF of meeting space, ballroom, rooftop lounge, and the Red Owl Tavern.

Square K Energy Solutions worked with design engineer, Alderson Engineering, on maximizing value from the energy efficient renovation which included high efficient chillers and boilers for the four pipe system.  We were able to realize over $250,000 in PECO incentives for the initial project and then another $48,000 three years later when the hotel converted all lighting to LEDs.
